Renter's Fees

As a Renter...

Under the Tenant Fees Act 2019, renters can only be charged specific permitted fees. Coast to Coast strictly adheres to this legislation

  • Rent – Payable as agreed in your tenancy agreement.

  • Refundable Tenancy Deposit – Capped at five weeks’ rent for tenancies under £50,000 per year, or six weeks’ rent for tenancies above this threshold.

  • Refundable Holding Deposit – Capped at one week’s rent and protected in accordance with statutory rules.

  • Utilities and Services – Where applicable, charges for gas, electricity, water, broadband, TV licence, or council tax.

  • Replacement of Lost Keys or Security Devices – Charged at the exact cost of replacement, with receipts provided.

  • Late Rent Interest – Charged only after 14 days of arrears and capped at 3% above the Bank of England base rate.

  • Variation, Assignment or Novation of Tenancy – Capped at £50 unless higher costs are reasonable and evidenced.

  • Early Termination Requested by the Renter – Limited to the landlord’s actual financial loss and supported by evidence.

  • All tenancies are assured periodic tenancies with no fixed end date.

  • Rent may be increased a maximum of once every 12 months following statutory procedure.

  • All tenants are provided with the statutory Information Sheet as required.

  • We do carry out the legal ‘right to rent’ checks. 

No other fees are charged to renters under any circumstances.

No Hidden Charges

Coast to Coast does not apply hidden fees, administration charges, or unlawful costs. All fees are published, explained, and agreed in writing. Renters and landlords receive full breakdowns of any costs associated with their tenancy or building.

 

Deposit Protection

All deposits are protected through the Deposit Protection Service (DPS) in accordance with the Housing Act 2004. No additional charges are applied for deposit protection, prescribed information, or dispute handling.
