We provide renters with all required documentation, respond promptly to repairs, maintain safe living conditions, and communicate clearly throughout your tenancy. Our goal is to make renting straightforward, secure, and stress‑free.

Your Rights as a Renter
Renters in England benefit from strong legal protections, all of which Coast to Coast upholds without exception.
Renters (Reform) Act 2025 – You cannot be evicted without a lawful reason. Section 21 has been abolished, meaning landlords must use updated Section 8 grounds and provide evidence for any possession claim.
Right to a Safe Home – You have the right to live in a property that is safe, healthy, and free from hazards, damp, and mould.
Quiet Enjoyment – You have the right to privacy and peaceful occupation. Landlords and agents must give proper notice before entering your home, except in emergencies.
Fair Rent Increases – Rent increases must follow the regulated process set out in the Renters (Reform) Act and cannot be imposed arbitrarily.
Right to Keep Pets (Reasonably) – You may request permission to keep a pet. Landlords must consider requests fairly and can only refuse on legitimate grounds.
Protection from Unlawful Eviction – You are protected under the Protection from Eviction Act 1977 from harassment or illegal eviction.
Right to Challenge Poor Practice – You have access to the Private Rented Sector Ombudsman for independent resolution of complaints.
Right to Information – You must receive the latest How to Rent Guide, safety certificates, EPC, deposit protection details, and all prescribed documents before your tenancy begins.
When you move in.
We make the move‑in process clear and straightforward. Before you receive your keys, you will be provided with:

Gas Safety Certificate
Electrical Installation Condition Report (EICR)
Smoke and Carbon Monoxide alarm compliance confirmation
Energy Performance Certificate (EPC)
Deposit protection information and prescribed documents
Details of how to report repairs and contact us
Your deposit will be protected with the Deposit Protection Service (DPS), and you will receive confirmation and documentation within the required timeframe.
Repairs and Maintenance
We take repairs seriously and act promptly to keep your home safe and comfortable.
Emergency repairs are handled immediately.
Routine repairs are scheduled quickly and carried out by qualified, insured contractors.
Damp and mould issues are investigated and resolved in line with strengthened 2025 regulations.
Safety checks are completed on time, including gas, electrical, and alarm compliance.
You will always be informed before contractors attend, and access will be arranged at a reasonable time.
Living Safely in Your Home
Your home must meet the PRS Decent Homes Standard, meaning it must be warm, dry, structurally sound, and free from hazards. Coast to Coast carries out regular inspections to ensure ongoing compliance with:

If you ever feel your home is unsafe, you can report concerns directly to us, and we will act immediately.
Rent, Payments and Communication
Rent payments are managed through secure systems that provide clarity and reliability. You will receive:

Transparent communication about any changes
If you experience financial difficulty, we encourage early communication so we can work with you to find a solution. Arrears are handled sensitively but in accordance with legal requirements.
Pets, Changes to the Tenancy and Requests
If you wish to make changes to your tenancy—such as requesting a pet, adding a permitted occupier, or updating contact details—simply contact us. All requests are considered fairly and in line with current legislation.
Ending Your Tenancy
When you decide to move on, we make the process smooth and fair.
You will receive clear instructions on cleaning, keys, and check‑out arrangements.
A final inspection will be carried out with photographic evidence.
Deposit deductions are only proposed where supported by clear documentation.
Any disputes are handled through the DPS adjudication process.
We aim to return deposits promptly and fairly.
Support and Complaints
If you ever need support or wish to raise a concern, you can contact us directly. If an issue cannot be resolved internally, you have access to the Private Rented Sector Ombudsman, which provides independent, impartial resolution.
